從事房地產私募信貸投資的柏衛資本董事總經理兼首席投資總監吳旨賢接受本報訪問時稱,面對當前息口正在上升,對私募信貸投資的需求增加之餘,亦帶動了公司的不良資產貸款融資(Non-Performing Loan Financing)的業務表現。
在整體香港物業市場動蕩期間,私募債或私募信貸(Private Debt/Private Credit)或成為投資者關注的另類投資產品之一。私募債是指由非傳統金融機構(如私募基金和對沖基金)向中小型企業或沒有信貸評級的企業所提供的直接貸款。對於需要融資的借款人而言,私募債提供了一種除了向銀行或資本市場之外的代替方案。私募債通常提供較高的固定收益、短期限和較低風險的投資選擇,因此吸引投資人的關注。此外,私募債的風險監測相對於股權投資更簡單,包括信用風險、流動性風險等,故資產管理投資人更容易進行風險評估,而能更有效的做出投資組合的風險分散。
靄華押業信貸(01319)紮根香港近半世紀,最初只有幾位伙計,專注典當業務,其後開拓樓宇按揭市場,生意愈做愈大,並於2013年上市,奠定行內龍頭地位。雖然靄華押業生意早已上軌道,但近期與柏衛資本(PACM)合組基金,開拓國際房地產私募信貸業務,明言目標投資回報率至少12%。事實上,過去兩年股債市場表現未如理想,私募信貸已成市場新寵。靄華押業主席、行政總裁兼執行董事陳啟豪說,籌組基金旨在尋求海外擴張機會,致力增加集團收入來源。
提及加息,大眾往往着眼對樓市買家的影響,由供樓負擔比率上升到收租回報率變負數。但事實上,加息對於發展商、賣方的影響甚至更大。由於地產發展的投入資金龐大,而且項目周期往往長達4至5年,些微的息口改變對於整個周期的發展成本影響可以相當大。據統計,2022年香港樓價跌約15%,在長期的利息高漲下地產行業舉步艱難,以現時融資成本4至5厘的水平,按照5至6年發展時間累計,已經是2至3成的利息成本。當新盤因為市場環境而遲遲未能推出,銷售周期每多一年,利息成本就隨之增加,即使樓盤最終仍然能夠以理想價錢售出,但其中利潤卻會被利息成本所蝕食。

靄華押業信貸(1319)與柏衛資本合作拓展國際房地產私募信貸機構投資管理業務,擬籌組3億美元基金,投資有本地及海外房地產資產作擔保的私募信貸產品。靄華主席兼行政總裁陳啟豪認為,不少投資者在過往2年買入內房債券及股票而「損手」,而房地產抵押基金可為客戶帶來利息收入,相對較穩定及有定期回報,相信在未來1至2年會受歡迎,並指目前是集資的好時機。
柏衛資本集團早前與靄華押業信貸(01319)訂備忘錄,共同拓展國際房地產私募信貸業務。雙方將主攻每宗金額介乎3,000萬至5,000萬元的中端私貸市場,除瞄準直接借貸,也會考慮不良債權收購、收購融資、優先級融資等業務,目標投資回報率至少達12%。
6月上旬,香港上市公司靄華押業主席、行政總裁兼執行董事陳啟豪旋風來台,他與PACM柏衛資本集團董事總經理、首席投資總監吳旨賢在三天內密集地拜訪了10多家金融機構。
靄華押業(1319)近期落實與柏衛資本管理,達成戰略合作的諒解備忘錄,擬籌組總值3億美元(23.4億港元)的基金。靄華押業主席兼行政總裁陳啟豪表示,集團和柏衛將分別出資1000萬美元,並視乎情况加碼投資。柏衛資本管理董事總經理兼首席投資總監吳旨賢補充,該基金至今募資逾1億美元,到今年底時完成募資,參與的香港及普通法地區的一按項目,會各佔一半比重。
